Preparing a property for sale

Australians have a love affair with real estate in Australia and often enjoy discussing the state of the market.

There are people who relish the opportunity of buying a run-down home, renovating it and then selling – with the notion of turning a profit in mind.

If you are doing this for the first time, there are some factors that you need to keep in mind to ensure that you give yourself the maximum opportunity for success.

When looking at houses for sale, potential buyers will envisage themselves in what could possibly be their new home.

With this in mind, don't refurbish the house to suit your personal tastes and styles to the exclusion of all else. In the end, your goal is to sell it again, and therefore you should be thinking about designs and styles that will attract the most buyers.

Kitchens are known to be one of the most important rooms in the house so think about how you can put this to your advantage. If your existing cooking areas are fairly constricted, consider sacrificing space elsewhere to ensure that your kitchen is as big as possible. Obviously, this will have to be assessed on a case-by-case basis, but a bigger kitchen can draw in the buyers.

Units especially are known for being space poor so anything you can do to maximise this while not sacrificing convenience is recommended. When renovating your bathroom you may want to consider removing the laundry altogether and creating a much bigger bathroom. You could put a washer/dryer in the bathroom where some cupboards would be.

Because you are trying to attract as many people as possible, ensure that your design isn't too extreme; something that would put buyers off. A striking wallpaper pattern or a pink feature wall might be your cup of tea – but it may not be to everyone's taste. 

Even if you are looking to keep the property for yourself, it is a good idea to always remember buyer appeal!

Just try to keep in mind a design that will keep most prospective purchasers happy in order to create the greatest chance of success.
