3 reasons to sell your property over Christmas
Selling your home might be the last thing on your mind over Christmas and New Year, but the fact is it could turn out to be a wise move. 1. Get a good price
The number of homes for sale is likely to decline over the Christmas period, which is why yours could easily stand apart from the crowd. This is a good opportunity to convince prospective buyers yours is the right one for them.
If you don’t want to deal with time wasters, then this is the season to go to market.
It’s a wise idea to have a look at what similar properties have sold for in your area over recent months. November data from QV shows the average value of a home in New Zealand stands at $555,729, up 15 per cent from a year ago.
Bear in mind, however, that this is just the average value. Around half of homes will be priced at less than this amount, and the other half higher, which is why you need to be confident in your market value.
2. Attract serious buyers
Anyone who decides to go in search of a new home over Christmas and New Year is more than likely serious about buying – which can only be a benefit if you’re the one who’s selling!
If you don’t want to deal with time wasters, then this is the season to go to market. The time your property is available for will depend on a number of factors, including its location and the level of demand.
Figures from the Global Property Guide indicate that properties in Auckland are snapped up particularly quickly, spending around 29 days on the market. The Northland region is at the other end of the spectrum on 59 days.
3. Secure a quick sale
If you’re in a rush to move, then Christmas and New Year could be just your time. With competition for properties limited, it’s possible that buyers will want to complete the deal as soon as possible, which is ideal if you need to relocate as a matter of urgency.
Cash buyers are likely to be in the best position to buy, as they won’t have to go through the home loan approval process before registering their interest.
